Hard Money Loan Calculator
Estimate how much you can borrow on a fix-and-flip or acquisition + rehab deal, how much cash you will need, and what the financing costs over the life of the project.
How the calculator works
It sizes the loan on purchase price and renovation cost, and caps it at a percentage of after-repair value:
- Cost test: purchase price × purchase % financed, plus renovation budget × renovation % financed.
- Value test: after-repair value × the loan-to-ARV cap (70% at Wisdom Capital). Clear the field to skip it.
Cash needed at closing is the purchase price minus the advance at closing, plus points and other closing costs. Projected profit is the ARV minus the purchase price, renovation, points, closing costs, interest, holding costs and selling costs.
Reading the result
If the value test is the limit, the deal is leaning on the ARV: a lower appraisal would reduce the loan. If the cost test is the limit, a stronger ARV will not increase the loan, and the lever is the purchase price or the budget. Learn more in What is LTC? and How to calculate ARV.
Calculator FAQ
How much can I borrow for a fix and flip?
With Wisdom Capital, up to 90% of the purchase price plus up to 100% of hard costs, capped at 70% of ARV, on loans from $100,000 to $3,000,000. Enter your deal above to see the loan amount and the cash you need.
Are these Wisdom Capital's rates and leverage?
The defaults match Wisdom Capital's published fix-and-flip guidelines for qualified investors: up to 90% of purchase price, up to 100% of hard costs, a 70% loan-to-ARV cap, 10.99% interest and 2 points. Your actual terms come from underwriting and final approval.
Why can I choose how interest is charged?
Lenders differ. Some charge interest on the full loan from closing; others charge only on funds disbursed, so interest on the renovation portion builds up as draws are released. "Full loan" is the conservative choice; "funds drawn" estimates the lower figure. Your term sheet sets the actual method.
