First-time investor financing
Hard Money Loans for First-Time Investors
Yes, a first-time investor can get a hard money loan. Without a track record, the deal, your cash position and your team carry more weight. This page explains what a lender looks at and how to present a first project well.
What changes without experience
When there is no track record, the deal has to speak for itself.
Experienced investors are partly underwritten on past results. A first-time investor is underwritten on the strength of this one project and the people behind it.
The margin in the deal
A purchase price well below after-repair value, supported by real comparable sales, gives the lender and you room for surprises.
Your liquidity
Cash for the down payment, closing costs, interest and a renovation contingency shows the project will not stall if something runs over.
Your team
An experienced, insured contractor with a written bid, a real estate attorney, and an agent who knows the resale market all reduce execution risk.
How to structure a first deal a lender can approve
- Keep the scope manageable. Cosmetic and moderate renovations are easier to underwrite than a gut rehab or an addition on a first project.
- Prove the ARV. Use recent, nearby sales of similar size and finish. The ARV guide walks through it.
- Write a line-item budget. Materials, labor, permits and a contingency line, ideally backed by a contractor bid.
- Plan the calendar. Closing, permits, each renovation phase, listing and sale. Interest accrues every month the loan is open.
- Show the cash. Bank statements covering the down payment, closing costs and reserves.
Many first-time investors also start with a smaller loan amount or a partner who has completed projects before. Either can improve how the deal is viewed.
Will leverage be lower for a first deal?
Not at Wisdom Capital. Its guidelines do not require a minimum number of completed flips to determine leverage. New investors are welcome as long as liquidity is solid and the game plan is clear and compelling. For renovations over $100,000, experienced investors are generally preferred, though a deal where the numbers work and the financials support it can still be done.
First-time investor FAQ
Can a first-time investor get a hard money loan?
Yes. Lenders place more weight on the deal's margin, your liquidity and your contractor when you do not have prior projects. A well-documented first deal can be financed.
I need financing for my first fix and flip in New Jersey. Where do I start?
Start with the numbers: purchase price, a written renovation budget and an ARV backed by comparable sales. Then submit the deal for review. The New Jersey guide covers state-specific considerations such as attorney review.
Do I need an LLC for my first investment property loan?
Yes. Wisdom Capital loans must close in the name of an LLC or corporation. Form the entity and get its EIN before closing; your attorney can help.
What credit score do I need?
For Wisdom Capital's fix-and-flip program, no minimum credit score is required. The buy & hold / bridge program requires a 700+ credit score.
