Youssef Bauer · Account Executive, Wisdom Capital
Investor-focused financing throughout New York, New Jersey and Connecticut.
Short-term loans for fix-and-flip, acquisition, renovation and construction projects on investment property. Send the deal and you get a direct conversation about how it could be structured, what underwriting will look at, and what it takes to reach the closing table.
1-year, interest-only. Wisdom Capital program guidelines; subject to underwriting, eligibility and final approval.
Investor loans are underwritten on the property, the plan and the numbers. Each program below fits a different stage of a real estate project.
Fix & Flip
Financing for the purchase and, where the deal supports it, the renovation budget, released in draws as work is completed.
Fits: investors buying below after-repair value with a defined scope of work.
First-Time Investors
A clear explanation of what a lender reviews when you have no track record yet, and how to present a first deal so it can be underwritten.
Fits: new investors with a property under contract or in negotiation.
Acquisition + Rehab
Up to 90% of the purchase price plus up to 100% of hard costs, so the whole project is financed by one lender instead of stitched together.
Fits: value-add purchases for resale or to hold after stabilization.
Construction
Ground-up residential construction once the land is owned and the foundation is poured, with up to 100% of hard costs and same-day draws.
Fits: builders with land owned free and clear and the foundation set.

You deal with one Account Executive who works for the lender, knows how investor deals are reviewed, and tells you plainly what a deal needs.
The focus is investment property: flips, value-add purchases, renovations and construction, for investors and the professionals who work with them.
Conversations start with the property, the purchase price, the scope and the exit, because that is what underwriting starts with.
What is needed, what could change the structure and what happens next, stated early so there are fewer surprises before closing.
Loan-to-cost, after-repair value, draw schedules, carrying costs and exits, explained in plain terms for new and experienced investors.
Concentrated on the tri-state market: New York City, Long Island and Westchester, and all of New Jersey and Connecticut.
Brokers, realtors, attorneys and investors reach the Account Executive directly, not a general inbox. About Youssef
How it works
Send the address, price, renovation budget, estimated ARV and timeline through the deal form or directly.
The property, the plan and the numbers are reviewed together: value, scope, exit and your experience.
Leverage, renovation draws, term and cash to close are laid out so you can see the whole picture before committing.
Valuation, title, insurance and attorney coordination, with a $495 desktop appraisal and no on-site inspections.
Markets
Each state has its own housing stock, closing customs and local rules. Each state guide covers what investors should know before they buy.
One-to-four family and small multifamily investment property from the five boroughs through Long Island and Westchester.
Statewide coverage, from urban two- and three-family stock in the north to suburban and shore-area flips.
Statewide coverage, including Fairfield County single-family and the multifamily housing of Bridgeport, New Haven and Hartford.
Each case study will show the property, the challenge and the structure that solved it, with real figures from closed loans.

The property, the plan, the borrower and the exit.
Short-term project financing versus long-term rental financing.
Yes. Wisdom Capital does not require a minimum number of completed flips to set leverage, and there is no minimum credit score on fix-and-flip loans. Without a track record, the focus is on the deal itself: the purchase price relative to value, a realistic renovation budget, cash reserves, and whether an experienced contractor or partner is involved. See first-time investor financing.
Wisdom Capital lends up to 90% of the purchase price and up to 100% of hard (renovation) costs, with loans from $100,000 to $3,000,000. On a $400,000 purchase with a $100,000 renovation, that is up to $460,000. Try the loan calculator with your own numbers.
Often, yes. An acquisition + rehab loan funds part of the purchase at closing and holds back renovation funds, which are released in draws as work is completed and inspected.
Four things: the property and its after-repair value, the renovation plan and budget, the borrower's experience, liquidity and credit profile, and the exit (sale or refinance). The requirements guide covers each one and the documents typically requested.
New York (New York City, Long Island and Westchester), all of New Jersey, and all of Connecticut, on investment property. See the New York, New Jersey and Connecticut pages.
Wisdom Capital is built for time-sensitive deals: a desktop appraisal with no property access needed, no on-site inspections, and same-day draw wires. Title, the closing attorney and a complete file set the pace. See the document checklist.
