Case studies

How Investor Deals Get Structured

Each case study will document a closed loan: the property, what made it difficult, and how the financing was structured to work. Figures come from closed transactions and are published with the borrower's permission.

Publishing standard

No case study is published without a closed loan behind it.

Real transactions only

Every case study reflects a loan that has closed. Nothing is hypothetical or composite.

Permission first

Borrowers approve what is shared. Addresses and names are generalized unless the borrower asks otherwise.

Useful detail

Each one explains the reasoning: why the structure fit, what the investor prepared, and what they would do differently.

Case study format

What each case study will cover.

These cards show the format. They will be replaced with closed, approved transactions.

Each write-up includes

  1. The property: type, market, condition at purchase.
  2. The investor: experience level and strategy, in general terms.
  3. The challenge: timeline, scope, valuation or experience issue.
  4. The structure: loan amount, leverage, renovation draws, term.
  5. The outcome: closing timeline and, where shared, the exit.
  6. The takeaway: one lesson another investor can use.
