ARV Calculator
After-repair value (ARV) is what the property should be worth once the renovation is finished. Enter recent comparable sales and this calculator turns them into a value range, using price per square foot.
Choosing good comps
- Recent: sold (not listed) in roughly the last six months where possible.
- Close: the same neighborhood or school district, ideally within a short distance.
- Similar: same property type, similar size, bed and bath count, and lot.
- Renovated to your finish level: a comp with a dated kitchen understates your ARV, and a luxury gut overstates it.

ARV calculator FAQ
How do I calculate ARV?
Find three to five recent sales of renovated, comparable properties nearby. Adjust each for meaningful differences, convert to price per square foot, and apply that to your property's finished square footage. Treat the result as a range, not a single number.
What is the 70% rule?
A quick screening rule: the maximum purchase price is 70% of ARV minus the renovation budget. It builds in room for financing, holding and selling costs plus profit. Use a full analysis, like the loan calculator, before you commit.
Will the lender use my ARV?
The lender relies on its own valuation, such as an appraisal or desktop valuation. A well-supported ARV with good comps makes that process smoother.
